These apartments are gorgeous! Gated community and pet friendly. They even have a doggie park!! It's like living in a 5 star resort. The club house and pool area are decorated beautiful. You can rent the club house when ever you want to host a big party with friends or family! Monthly activities for both adults n entire family. Winen cheese, Sunday brunch, movie night and special holidays, super bowl, cinco de mayo celebration! They go all out!! You almost never want to leave home. And that is the best part, loving where you live.

I’ve been in my fair share of poorly managed properties. Between military base housing that was falling apart and apartments with a new manger every month I didn’t have a lot of hope that we’d find a great place to rent when my husband got out of the military. I was so wrong. Villas at Villagio is seriously better than I could’ve imagined. All the staff is so personable and caring. They really pride themselves in doing their jobs. Maintenance has even worked around my baby’s nap schedule without me even having to ask them to. They go above and beyond. The area is great. You are right next to everything including Raley’s and multiple places to eat and shop. The neighbors are all pretty low key and quiet which is great. The monthly parties they throw are very fun and always have an amazing turn out. It’s a great place to get to know neighbors over free beer on st Patrick’s day or pumpkin pie around thanksgiving. The amenities are a plus too. The gym, the gorgeous pool, the playground, and the business center really help put this place over the top. My family and I plan to stay here up until we are able to buy our own house.

Friendly staff, nice complex, good location. They were always helpful with maintenance issues and kept the pool/hot tub maintained year round. Had a great time living here and would highly recommend the villas.

I stayed at Kinsley Yard for 10 months with my fiancé and 2 dogs. We really enjoyed our stay here and would recommend it to anyone looking in the Modesto area! The front office is very kind and helpful whenever there were concerns. They worked fast to resolve any problems that arose. The maintenance team was also very helpful. They were very fast to respond and were flexible about their hours. The landscapers and pool cleaners did an excellent job maintaining the facility as well. We never had any issues with theft or packages with their electronic access. Both of us felt very comfortable in and around the property. It was a great experience living there!!.

A few days ago I went to request a tour and Aisha was very kind from the moment I called requesting information, she received me very well, gave me a tour of the apartment, answered all my questions cordially, was very patient with me even though my baby was fussy, we did not finish the tour and I had to return the next day to do the tour with my husband, she received me again courteously and without getting upset she showed us the apartment and the entire place again, everything looks well maintained, clean, new, the area is very quiet. I would have loved to rent the apartment but what I needed was not available.

Just moved in and so far it’s great! There were a few minor things wrong with the apartment (electrical and paint) and it was all fixed within a 24 hour period. Staff is friendly and on top of things. I’m looking forward to living here.
